Florida Plumbing Challenges
Florida’s subtropical climate, geology, and housing stock create plumbing conditions you won’t find in most other states. Here’s what Bonded Plumbworks deals with every day.
Limestone and Coral Rock
Much of South Florida sits on limestone and coral rock, which makes digging for sewer line replacement, water main repair, and underground pipe work harder and more time-consuming than in states with softer soil. Our plumbers use specialized equipment for excavation and recommend trenchless sewer repair wherever conditions allow — so we can fix the problem without tearing up your yard.
High Water Table
Florida’s water table sits close to the surface, especially along the coast and in low-lying areas. That affects sump pump and flood prevention planning, septic system performance, and slab leak detection. A high water table increases groundwater intrusion risk, puts pressure on underground pipes, and makes below-grade plumbing work more complex.
Hurricanes and Flooding
Florida’s hurricane season (June through November) brings annual risks of flooding, storm surge, and debris damage to exposed plumbing. Bonded Plumbworks handles storm-related emergency plumbing including burst pipe repair, flooding and water damage, and backwater valve installation to keep sewage from backing up during floods.
Polybutylene Pipes
Homes built in Florida between 1978 and 1995 often have polybutylene (poly-B) piping — a material that breaks down from the inside out when exposed to chlorinated water. Florida has one of the highest concentrations of poly-B homes in the country. Bonded Plumbworks provides polybutylene pipe replacement and whole-house repiping to get rid of this material before it fails.
Hard Water
Florida’s water — whether from municipal systems or private wells — tends to be very hard, loaded with calcium and magnesium from the limestone aquifers. That mineral buildup shortens water heater life, clogs fixtures, and leaves scale on everything. Bonded Plumbworks installs water softeners, whole-house filtration, and runs water quality testing to solve it.
Florida Plumbing Codes and Licensing
Florida Building Code
Florida plumbing work follows the Florida Building Code (Plumbing volume), which is based on the International Plumbing Code (IPC) with Florida-specific amendments. It’s updated every three years by the Florida Building Commission under the DBPR. Key Florida-specific requirements include thermal expansion protection on water heater installations, backflow prevention on all cross-connections, and hurricane-zone requirements for exterior plumbing penetrations and vent terminations.
Licensing
Florida requires plumbing contractors to hold a Certified Plumbing Contractor (CPC) or Registered Plumbing Contractor license from the DBPR. Bonded Plumbworks holds an active CPC license, and every plumber on our team carries their own individual Florida plumbing license. You can verify any contractor’s status through the DBPR’s public license database before you hire them.
Permits
Most plumbing work in Florida beyond basic fixture swaps requires a permit from the local building department. Bonded Plumbworks pulls all required permits and schedules inspections as part of our standard process — you don’t have to deal with any of that. Skipping permits can void your insurance and cause problems when you sell your home.
Florida Plumbing FAQ
What plumbing license should a Florida plumber have? Look for a Certified Plumbing Contractor (CPC) or Registered Plumbing Contractor license issued by the DBPR. You can check any contractor’s license on the DBPR website. Bonded Plumbworks’ license is active and in good standing.
Is polybutylene piping still legal in Florida? It’s no longer manufactured or installed, but it’s still in hundreds of thousands of Florida homes built between 1978 and 1995. Code doesn’t require you to replace it, but insurance companies increasingly do. Bonded Plumbworks recommends getting ahead of it with polybutylene replacement before a pipe fails.
Do I need a permit for plumbing work in Florida? For most work beyond basic fixture replacement — yes. That includes water heater replacement, repiping, sewer line work, gas line work, and new fixture installations. We handle all the permitting and inspection scheduling so you don’t have to.
Why is Florida water so hard? Florida’s water passes through limestone aquifers that load it up with calcium and magnesium. The Biscayne and Floridan Aquifers produce some of the hardest water in the country. Bonded Plumbworks installs water softeners and runs water quality testing to take care of it.
