A closet flange is a pipe fitting that connects a toilet to the drain-waste-vent system by mounting flush with the finished floor surface and providing a stable, watertight seal between the toilet horn and the drainpipe below. Closet flanges are installed on every toilet in residential and commercial plumbing, making them one of the most critical yet overlooked components in the entire drainage system.

Wax Ring Seal, Flange Height & Closet Bolt Anchoring

The closet flange sits at the junction between the toilet and the building’s DWV piping, secured to the subfloor with screws and cemented or mechanically connected to a 3-inch or 4-inch drain pipe. Two slotted bolt holes in the flange ring accept closet bolts that anchor the toilet base to the floor. A wax ring or wax-free gasket compressed between the toilet horn and the flange creates the watertight and gas-tight seal that prevents sewage and sewer gas from escaping.

Proper flange height is the single most important installation variable. The top of the closet flange must sit approximately 1/4 inch above the finished floor surface. When a flange sits too low, the wax ring cannot compress enough to form a reliable seal. When it sits too high, the toilet rocks on the flange ring instead of resting flat on the floor. Floor height changes from tile installation are the most common cause of incorrect flange elevation in existing homes.

A toilet that rocks even slightly on its base breaks the wax seal with repeated use. Within weeks, this creates a slow leak beneath the toilet that can rot the subfloor and floor joists without any visible sign until the damage reaches $500 to $2,000 in structural repair costs.

PVC, Cast Iron, Stainless Steel Repair & Offset Flange Types

PVC closet flanges are the standard for new construction and renovation projects using PVC DWV piping. They glue directly to the drain pipe with solvent cement and provide excellent corrosion resistance.

Cast iron flanges are found in older homes and connect to cast iron drain stacks with lead and oakum joints or no-hub couplings. Corroded cast iron flanges are a frequent reason for toilet leak calls in pre-1980 construction.

Stainless steel repair flanges fit inside a damaged existing flange without removing the old one, making them a practical solution when the original flange has broken ears or corroded bolt slots.

Offset closet flanges shift the drain connection 1 to 2 inches in any direction, allowing a toilet to be repositioned slightly without rerouting the drain pipe below the floor.

Replacement, Extension Rings & Toilet Service Applications

Closet flange replacement is one of the most common tasks in Bonded Plumbworks’ toilet services work. A professional replacement including a new flange, wax ring, and closet bolts typically costs $150 to $400 in labor and materials. When the subfloor beneath the flange has sustained water damage, costs increase to $500 to $800 to include structural repair before the new flange can be anchored properly.

During bathroom plumbing renovations, Bonded Plumbworks’ plumbers verify flange height after tile installation and install extension rings when needed rather than relying on stacked wax rings, which are unreliable.

IPC Section 405.4, UPC Section 402.5 & ASTM D2665 Requirements

IPC Section 405.4 and UPC Section 402.5 require that water closet connections use an approved closet flange bolted to the floor and connected to the drainage system with approved materials. IRC P2705 specifies fixture connection requirements for residential plumbing. PVC flanges must comply with ASTM D2665 for DWV fitting material specifications. All flanges used in new construction must be accessible for inspection during the rough-in phase before flooring is installed.

Oatey Twist-N-Set, Sioux Chief TKO & Danco NEXT Seal Options

Oatey manufactures the most widely available residential PVC flanges, including the Twist-N-Set adjustable model that compensates for minor height variations. Sioux Chief produces the TKO and Full Flush flange lines engineered with thicker mounting rings that resist cracking under heavy use. Danco’s NEXT Perfect Seal wax-free gasket system pairs with standard flanges to provide a repositionable seal that maintains compression even when a toilet is temporarily removed and reset.
